A big renovation can undo decades of tree growth in a single afternoon. A trench cut too close to the trunk, a stack of framing timber left on the root plate for six weeks, a digger swinging wide on the way to the back fence. None of it looks dramatic at the time. The damage shows up two or three years later, when the canopy starts thinning and nobody can quite say why.

Find out if the tree is protected first

For homeowners and builders working around established trees, the starting point is finding out whether the tree is protected before any planning begins, not after the scaffolding goes up. Protection can come from a scheduled notable tree listing, a significant ecological area, a heritage overlay, or a covenant tied to the title from an old subdivision. None of these show up just by looking at the tree. A section can come back clean on a council planning viewer and still carry a consent notice buried in the property file from twenty years earlier.

It’s also worth knowing that felling isn’t the only trigger. Earthworks, trenching for services, or building close to the root zone can all require resource consent even when the tree itself is left standing. Where a kauri is anywhere near the site, there’s a second layer of risk that has nothing to do with council paperwork. Kauri dieback spreads through soil movement, so machinery crossing the ground, mulching, or even foot traffic near the roots can set a tree on a decline that doesn’t become visible for years.

Consent, and the cost of getting it wrong

Where protection does apply and the work needs to go ahead, councils generally want a written arborist’s report before anything else. That report sets out the tree’s health and structure and gives council a justification for the work rather than a preference. From there it becomes a resource consent application describing exactly what’s proposed and why.

Depending on the tree and the overlay, that can be processed on the papers or require a longer assessment. Council can also attach conditions to any approval, such as replacement planting, an arborist present on site during the actual work, or protective fencing around the root zone for the duration of the build.

Getting it wrong is expensive. Unlawful damage to a protected tree can attract fines running into the tens of thousands, on top of remediation and replanting costs, and that’s before the project delay while everything gets sorted out.

On site, the fence does the work

The biggest single tool for keeping a tree alive through a build is unglamorous. It’s a fence. The New Zealand Arboricultural Association points builders toward international standards in the absence of local ones, including the British standard covering trees in relation to design, demolition and construction. The principle across all of them is the same. An arborist marks out a tree protection zone based on the dripline and the species’ tolerance for disturbance, and a physical barrier goes up around it before machinery arrives on site, not after. Lightweight mesh and standard builders’ fencing don’t hold up. The barrier needs to survive a digger clipping it, and it needs signage that makes clear to every subcontractor on site that the zone is off limits for materials, vehicles, and foot traffic.

Soil compaction inside that zone is one of the quieter ways a tree gets killed. Stacking materials, parking vehicles, or repeatedly walking machinery over the root plate compresses the soil and starves roots of oxygen, and by the time the canopy shows stress the damage is already done. Where work has to happen inside the protection zone, it should be supervised by the arborist directly, with hand digging or air excavation used instead of trenching, so roots can be identified and worked around rather than sliced through.

Sequence matters as much as technique

The practical message for anyone renovating around a mature tree is that the sequencing matters as much as the technique. Bring an arborist in at the design stage, before the driveway and access points are locked in, rather than once the plans are already drawn and the tree has become an obstacle to work around. A tree that’s been standing on a section for eighty years can’t be replaced by a container-grown replant, no matter how generous the mitigation planting condition looks on paper.
